Selection Criteria

You are looking for living space in Groningen. You are searching for a room, studio, or apartment for a short or long period. At Gruno Rentals, we have a wide range of different rental properties. The demand for suitable living space is currently very high. To match supply and demand as closely as possible, we apply several objective selection criteria. We do not use a points system or waiting list and do not make any distinction based on registration duration, so everyone has an equal chance.

Our selection procedure works as follows:

  1. If a room, studio, or apartment becomes available shortly, an advertisement will be placed on the website under the heading Rental offer.
  2. As an interested home seeker, you can respond to the advertisement, leave your contact details, and request a viewing.
  3. Within a few days, one of our employees will contact several interested home seekers. Since we sometimes receive dozens, sometimes hundreds, of responses, we cannot invite everyone for a viewing.
  4. If you receive an invitation for a viewing, the date and specified time are fixed. We are bound by the available times of the property's owner and sometimes the current tenant. Unfortunately, we cannot consider your schedule.
  5. During the viewing, you will have the opportunity to see the property and ask your questions to our rental employee.
  6. If you are enthusiastic about the property after the viewing, we will ask you to complete a screening. Based on the screening, we will check, among other things, whether you can financially afford the monthly rent during the rental period.
  7. Based on the results of the screening procedure and in consultation with the property's owner, you will hear within a few days whether you have been assigned the property. Unfortunately, we can only congratulate one person. The remaining interested parties will receive a motivated rejection.
  8. If you are assigned the property, we will send you the rental agreement shortly. We ask you to review the agreement and accompanying documents carefully. If you have any questions or comments, you can address them to one of our employees. You can eventually sign the rental agreement online.
  9. We will then schedule a joint handover appointment. You will receive the keys to the property, and we will create a handover report noting any specific details.
  10. You will also receive your login details for the Tenant Portal. You can use this portal to report issues or ask questions.
  11. We hope you will enjoy living in the property and ask you to be considerate of any fellow residents and neighbors and to take good care of the property.

Working Method

Gruno Rentals is a rental broker that acts as a link between tenants and landlords. We are responsible for contact, management, and financial matters. Our employees strive to perform their work as well as possible every day.

The employees of Gruno Rentals adhere to our working method and receive training on changing laws and regulations to prevent any housing discrimination or intimidation at all times. We do this, among other things, by adhering to our objective selection criteria for assigning rental properties to home seekers.

As a tenant and home seeker, you can trust that we act carefully in screening and selecting candidate tenants. This also means that a home seeker will receive an explanation in the event of a rejection. Whether a property is suitable for a home seeker is determined based on provided income information, for example. We want to prevent a tenant from ending up in financial trouble because the rent is too high compared to their income and assets. Additionally, we consider the household composition: are you living alone, cohabiting, with or without children. We may also ask for a landlord's declaration from the previous landlord.

As a tenant, you are entitled to legal rental protection. Through the Tenant Portal, you can ask questions about your property, for example, if there are defects. One of our employees will contact you as soon as possible to find an appropriate solution. Regarding defects and maintenance, a tenant is responsible for certain matters.
