Annually, your landlord may increase the base rent and service costs in accordance with your rental agreement. Regarding your base rent, you will be notified at least two months in advance for residential properties through a preliminary announcement.
The base rent is the rent price excluding service costs. The government sets the maximum percentage for rent increases annually. Often, a distinction is made between non-self-contained living spaces (rooms) and free sector rental properties. It is also possible that you receive an income-dependent rent increase.
Service costs can include expenses for gas, water, and electricity. Costs for cleaning, minor repairs, furnishing, and administration fees can also fall under this category. Each year, your landlord will provide you with an overview of the service costs for the past year. Have you paid too much or too little over the past year? Then the landlord can increase or decrease the advance payment in consultation with you for the upcoming year.
